    While the location and unit sizes are great, the fire alarm tests are incredibly disruptive. The high utility bills are another concern, and alot of extra fees for utilities keep coming up, even though maintenance takes weeks to fix a reported problem. The staff are friendly and try to help with the missing items, but hopefully management can fix some of these problems for other residents before hand

    The Sugar Wharf Condos were developed by Menkes Developments and registered in April 2024. They consist of two towers, 55 Cooper St and 138 Downes St, and 1927 units. The Positives of The Sugar Wharf Condos: - Great building amenities, including a free membership to Unity Fitness - Breath-taking views, especially the South and North facing units - Smart elevator management system that helps with elevator wait times - Low maintenance fees relative to other buildings in the area - Large balconies in all of the condo units - Wifi is included in the building maintenance fees - Efficiently laid out units Some drawbacks to the Sugar Wharf Condos: - Maintenance fee increases in new buildings tend to be higher than other buildings in the area in the first few years - The average price per square foot is considerably higher than similar buildings in the area - Frequent fire alarm tests in the building - Utilities (Heat, Water, Hydro) aren't included in the building's maintenance fees - Units tend to be smaller in size (Although the layouts are efficient) - Parking spots are more challenging to attain than other buildings in the area Who this building is for: This building is an excellent choice for tenants and investors. However, if you are looking to purchase a unit for yourself, there are other buildings in the area that I would consider.

    Location of the building is great, close to public transport, shops and restaurants nearby. The units are also new and spacious with good layouts. However the fire alarms are a major issue. They go off every other day at all hours and are a bit of a nightmare. Management's response to these problems and others has been slow and unresponsive. On top of that, the utility bills are quite high and the building is still not fully finished. While the staff are friendly and helpful, these issues make it hard to fully enjoy living here.

    I like the condo overall and think it will be a great place to live once issues have been fixed, but as a new building there are a lot of issues I’ve reported that haven’t been addressed in the months I’ve been here. Some customer reps have been absolutely wonderful trying to help how they can and the units are beautiful when finished, but the frequent fire alarms are really disruptive. Overall, can’t wait until the building reaches its full potential!

    Customer service is great! They were so helpful with solving issues, and the building is really clean and top-notch! The location is great with all amenities in walking distance and great views

    I just moved out (finally) and am glad to be out. The fire alarms go off constantly, morning or night, so sleeping in and working from home are not really options. The maintenance response is very poor and doesn't seem to care about the residents complaints. If you value your sleep it's not worth it

    I’ve been here for almost a year and the location is excellent and the units are spacious, the constant fire alarms are unbearable. It’s almost daily, even in the middle of the night. I’ve had water leaks that management hasn’t addressed properly, which is really frustrating. It is a new building, so I guess some issues are to be expected but if you work from home or have kids this place might be challenging.
