    Empire Maverick is a 49-story building with 328 units. It is relatively new, so it is difficult to predict its future. Still, a common theme for buildings coming to the completion phase is that they are investor-heavy, which isn't seen as a positive for end-users. Considerations for potential buyers, investors, and tenants: - The location is arguably the best in the city. It provides access to transit, shopping, entertainment, and convenience, especially if you work in or around the financial district. - The quality of the finishes used in the units is great. However, some units have lower ceilings, so that is one thing to be mindful of. - The developer estimates maintenance fees to be around $0.82/PSF, which is relatively high for a new building. Especially since maintenance fees typically need to increase to build its reserve fund. - The building has excellent views to the south, but future construction will occur just east of it.
