X2 Condos at 101 Charles St E is definitely in my top 5 favourite downtown condos and my favourite between this and its sister building at 110 Charles St E (X Condos). Developed by Great Gulf in 2015 and made up of 552 units spread over 49 storeys. The majority of the unit mix is two-bedroom units (36% of the total units in the building).
Some of the building's pros:
- The building is well-built and well-managed
- One of the best concierge teams in the city
- The building has breathtaking views all around (I love their south-facing views)
- The building offers a well-rounded mix of amenities, including an outdoor pool, a fitness room, guest suites, and an outdoor terrace with BBQ facilities.
- Maintenance fees are $0.72 PSF, which is low compared to the average maintenance fees in the area, currently at $0.98 PSF
- Each unit has floor-to-ceiling windows, built-in appliances, a large kitchen island and balcony space
Some things to consider about this building:
- Some layouts aren't efficient, with non-functional living room spaces
- Elevator wait times can be long, especially coming up from the visitor's parking

Lived here 8 years—amazing south-facing views, great building staff, convenient shops downstairs and the best Americano at Rooster Coffee. Elevator issues occasionally, but overall a fantastic experience.

Great amenities: outdoor pool, gym, party room. Friendly staff and new property manager. Convenient stores include 24-hour Rabba, Rooster Coffee and Platis Cleaners.
